Plan the windows with the sun

ENERGY STAR says that when you build a new home or plan a major addition, summer shade and winter sun can make a big difference to how much energy the home uses. It suggests facing windows to the south and sizing the roof overhangs properly. It also says to keep west-facing windows to a minimum, so those rooms don't overheat when the late afternoon sun dips below the overhangs.

We'll look at your plans with you and suggest where each window type works best.

Glass ratings for a new home

Your quote from us lists two numbers for every window.

The first rating, the U-factor, tells you how fast heat passes through a window. The lower the U-factor, the less heat gets through, so you want it low.

The solar heat gain coefficient, or SHGC, is a rating for how much of the sun's heat gets through the glass. The lower the number, the less heat comes in. For homes in the South, ENERGY STAR says to look for an SHGC of 0.23 or less. It also says a low SHGC is important on windows that face south, east and west in warmer climates.

Fitting new construction windows

ENERGY STAR says to make sure the space between the window frame and the wall opening is insulated during installation, to cut the risk of water forming on the glass. We insulate and seal that gap on every window we fit.

Permits and inspections in Carrollton

The City of Carrollton says the construction of any new single-family home requires a building permit, and that all construction must follow the current International Residential Code as the city has adopted and amended it. It says multiple inspections will be required as each stage of work is finished.

The city also asks for a residential energy compliance form when you apply for the building permit, and a residential energy compliance certificate when the building is finished, before the final inspection. We give your builder the window ratings those forms need.

The city says that, apart from a homeowner working on their own home, anyone building homes must be licensed by the state of Texas and registered as a contractor with the City of Carrollton.

What to get in writing

Ask for these in writing, whoever you hire:

  • The exact U-factor and SHGC of each window, written into the contract.
  • A line saying the windows are ENERGY STAR certified for where you live.
  • The product warranty and the installation warranty. ENERGY STAR says a decent product warranty should be at least 10 years, and preferably 20 years or lifetime. It says installation warranties are typically less than 5 years.
